 What’s the Samery Mortgages Process?

 
  • My primary goal is to understand your needs, goals and personal circumstances. Let’s chat about what you’re looking to accomplish.

    I’ll have a series of questions for you here, including why you are looking for financing, understanding the nature of your work/employment and income, credit history and what other liabilities or payments you might have.

    Finally, I’ll provide some options to consider and we’ll come up with a bespoke plan that works for you.

  • Once we agree on a plan to move forward, I’ll ask for all your documentation up front to review. Most commonly this would include confirmation of your income (tax returns, pay stubs, job letters) and down-payment or other investment assets. It can also include items like an existing mortgage statement, property tax bill, signed leases…etc

    This is where your credit bureau is pulled as well.

    At this stage I would analyze the documents and recommend a lender and product that fits based on your debt servicing ratios, net worth and other factors.

    Finally, we submit the application to the lender to obtain your approval (or pre-approval)!

  • Once your application is approved, there are a few last steps before the mortgage can be finalized and advanced to you.

    Many times, an appraisal will be necessary to verify the value of your property.

    Any other conditions added by the lender would need to be fulfilled at this stage as well.

    Once complete, you’ll meet with your legal representative (often times a real estate lawyer or the lender’s In House Registration group) to finalize their documentation before the mortgage can be signed and funded!

  • After your mortgage is complete, I always stay in touch with my clients to ensure they are satisfied and the product is meeting their expectations.

    If anything changes in your life or circumstances, or when it comes time to renew, I’ll be there to review your options and move forward!
